If the property is located outside of my standard service area there will be a travel fee accessed. I calculate my travel fees based on total round trip mileage beyond my standard service area multiplied by $1 per mile.

I understand how dynamic the real estate industry is, and things can change in an instant! However, I respectfully ask for 24-hour notice to cancel or reschedule a photo session. Repeated failure to give notice will result in a fee equal to half the cost of the booked session.

If I arrive at the property to find the session is cancelled (including my denied access to the property), a $50 fee will be accessed, as well as any travel fees for properties beyond my normal service range.

Photo shoots will continue as scheduled as long as weather permits. In the event of inclement weather we can reschedule the shoot to my next available opening. (No reschedule fees will be assessed for inclement weather.)

1. Ownership  
All photos remain the exclusive property of the Photographer. No copyright or ownership rights are transferred unless otherwise agreed upon in writing.
2. Permitted Use  
The Client receives a limited license to use the photos only to market the specific Property, including MLS listings, short‑term rental platforms (Airbnb/VRBO), or architectural/design portfolio use when the Client is the property owner, architect, builder, or designer. Any other use requires written permission and may involve additional fees.
3. Duration & Removal  
The license ends at the earlier of: one (1) year from delivery or the end of the Client’s active marketing/representation of the Property unless otherwise agreed upon in writing. The Client must remove the photos from MLS, Airbnb/VRBO, and all platforms when the license expires.

Payment for all photography is required at the time of the session. You may also prepay. I prefer electronic payment with Credit Card, ApplePay, PayPal, or Stripe. I also accept cash and check.

For Listing Photos and Real Estate Showings

These simple tips are proven to improve buyer perception and potentially add thousands of dollars to the final sale price of your home!

Exterior

• Remove vehicles from the driveway and keep the front of the home and garage clear
• Put trash cans in the garage or out of sight
• Cut grass (or shovel walks in winter)
• Store garden hoses neatly or remove them
• Pressure wash driveways and sidewalks
• Clean windows and exterior glass

Kitchen

• Clear refrigerator doors of magnets, photos, and lists
• Remove calendars so the space doesn't look dated
• Clear countertops of clutter, sponges, soap, knives, cutting boards, etc.
• Limit appliances on counters to 1 or 2
• Polish stainless steel and shiny surfaces
• Remove trash cans from view

General

• Turn ceiling fans OFF to avoid motion blur
• Turn all lights ON, bright rooms show best
• Open all blinds and curtains
• Replace burned out light bulbs
• Remove pet items bowls, crates, toys, litter boxes
• Put laundry away
• Remove valuable items from sight
• Turn TVs OFF and clean screens
• Open interior doors to improve visual flow
• Conceal cords and remove clutter

Bathrooms

• Close toilet lids
• Remove personal items from countertops and showers
• Remove trash cans and cleaning brushes
• Clean mirrors and grout
• Replace used toilet paper rolls

Please have the sellers step out during the session. It allows me to work efficiently and ensures the cleanest, highest‑quality images for your listing.

You don't have to be on site unless you want to. You can provide the code to a lock box and I will take the photos and lock up when I am done. Of course, you are also always welcome to meet me at the home if you prefer.

A photo session will take anywhere from 30 minutes to several hours depending on the size of the property and the services provided. Architectural and interior design sessions can vary in length from an hour to multiple days depending on the project goals.

You will be provided a link to a photo gallery of your property. You have the option to download all images in the gallery, or individual images. There are also image resolution options for you to choose from.
